  • Who owns the rights to the photos and video?
    Illuminated Images LLC owns the copyright to all photos and videos taken and/or produced. We grant the Client a limited use license for their advertising purposes. The license is non-transferable. For more info, please read the Terms of Service page.
  • Do I have to sign a contract?
    Not for residential real estate marketing and listing purposes. Once you book service with Illuminated Images you agree to the Terms of Service. If you have commercial property or are in need of a customized license, we can discuss alternative options to help you.
  • What is your cancellation policy?
    You can cancel 24 hours before scheduled service, but fees can be charged if cancelled within 24hrs. Please read the cancellation policy in Terms of Service for complete details.
  • Are you FAA certified?
    Yes. Illuminated Images has several years of drone flying experience including power line inspections with Florida Power and Light. More information found here.
  • What are Virtual Photographs?
    Virtual is defined but not limited to “existing, seen, happening online or on a computer screen, rather in person or in the real physical world”. A virtual staged photograph is a photo taken of an empty room and filled with computer generated furniture and décor to represent an essence of how the room could appear if it had been decorated in real life. A virtual twilight has the same principles by taking a regular daytime photograph and manipulating it with a computer, partnered with an artistic eye to generate a photograph that resembles the onset of darkness of day or just as the sun rises.
  • When will I receive my content from services ordered?
    Pictures including the virtual photos have a 24-48 hour turn around time. Videos can have up to a 3-5 day delivery window. Videos with licensed music could take a week or more to clear due to copyright polices from Youtube and other media hosting sites. Certain music and sound effects are registered with copyright companies and can be easily tracked which get flagged upon being uploaded even if they are properly paid for. Licenses need to be uploaded with the video. Then have to be processed before they can be made public. There are producers that don’t use this type of process that Illuminated Images works with, but some times its unavoidable. More info here.
  • Can you upload media to the MLS?
    Photos - No. Videos and Zillow 3D tours - Yes. Completed services will be emailed to Client with link to preview and download. Client is responsible for listing the property photos and should maintain a copy of the media emailed. Listing agent is responsible for making video live in Zillow after photogrpher has uploaded it. Photographer is responsible for uploading and publishing Zillow 3D tour to listing.
  • Do you offer HD video?
    Yes. We offer 1920X1080 resolution, which is the most used viewing format. We can produce smaller versions upon request for web ads, banners, etc. We can also accommodate up to UHD 3840X2160 (4k). Additional fees may apply for requests outside HD1920X1080.
  • Do you offer HDR photos?
    We do offer the HDR service and a premium Flash/Ambient service. The Flash/Ambient technique produces a photograph with truer color and greater window exposure control without the glowing edges, window haze, and other disrupting effects that are created with HDR blending and plain ambient shots.
  • Does any one need to be with Photographer on location?
    Short answer is no, but if there is a supra key or ekey type lock box, the Photographer will not be able to gain access to the property. If it is the Client’s first booking with Photographer, it would be beneficial for both parties to be present. Please read more information about attendance in Terms of Service.
  • Can there be pets/animals on location?
    Animals should be removed from the property before Photographer arrives. If animals cannot be removed, place them in a marked and secure room that does not need to be photographed. We understand pets and animals are family, but they can also cause property damage and/or worse. We would like to avoid all unnecessary accidents.   • What condition should the property be in before the Photographer arrives?
    Please read our property ­preparation guide and download if needed. In general, property should be clean, free of clutter, and as close to a picture perfect model home. Most rooms like the kitchen should have small appliances and daily essentials removed from sight. Bathrooms must have toilets closed, hygiene utensils out of sight, things like soap bars/dishes and daily essentials removed as well. Exterior should be dry and walkways swept and critter free (spider/webs). Lawn should be groomed with pet/animal waste removed and hoses, trash bins, and other personal objects put away. Photographer is not responsible for cleaning, but might remove or reposition objects to capture the best composition needed. More info here.
  • Are you available on weekends and holidays?
    Please contact and Illuminated Images will try to fulfill your needs.
  • How long will you be on location?
    Times are varible depending on the situtation and task at hand. Overall quality is a top proirty and rushing a job is not ideal. We do however understand time is money and don’t want to waste it.
  • What happens when the weather is not cooperating?
    Parties involoved can agree to do a partial shoot and reschedule to complete services or reschedule the entirety of services. We will always do sky replacements for the exterior photographs when it is overcast free of charge. If the wind gusts are over 20 mph, drone operations will need to be rescheduled. More info here.
  • Do you have travel fees?
    Yes. Fees can be inforced and added to services outside the 20 mile service area. You can see the travel fees here and service area below.
